These Terms of Service (“Terms”) govern your use of the Ice House Properties website and your booking of any of our properties. By using this site or submitting a booking request, you agree to these Terms.

Booking requests and confirmation

Submitting a booking request does not guarantee a reservation. A booking is confirmed only after we review your request and you receive a written confirmation from us. Until then, the dates remain available to others and no reservation exists.

Pricing and payment

Quoted prices include the nightly rate, cleaning fee, applicable taxes, and any listed additional fees. The total shown on your confirmed booking is the total you pay. No payment is due at the time you submit a request; we will provide payment details when we confirm your stay.

House rules

The house rules listed on each property page — including maximum occupancy, pet policy, quiet hours, and check-in and check-out times — are part of these Terms for any confirmed stay. You are responsible for ensuring that everyone in your party follows them. We may decline or cancel a stay if the rules are not followed.

Cancellations and changes

Cancellation and change terms for a confirmed booking will be communicated with your confirmation. If you need to change or cancel a confirmed stay, contact us as early as possible and we will work with you within those terms.

Messaging program

If you opt in to text messages, you agree to receive reservation-related texts from us (booking confirmations, check-in details, and stay updates). Message frequency varies. Message and data rates may apply. Reply STOP to cancel or HELP for help. Consent to receive texts is not a condition of booking. See our Privacy Policy for how we handle your information.

Acceptable use

You agree to provide accurate information and to use this site only for legitimate booking purposes. You may not attempt to disrupt the site, submit fraudulent requests, or use it in any unlawful way.

Limitation of liability

The site and our properties are provided on an “as is” basis. To the fullest extent permitted by law, Ice House Properties is not liable for indirect or incidental damages arising from your use of the site or your stay. Nothing in these Terms limits any liability that cannot be limited under applicable law.

Governing law

These Terms are governed by the laws of the State of North Carolina, without regard to its conflict-of-laws rules.

Changes to these Terms

We may update these Terms from time to time. When we do, we will revise the “Last updated” date above. Your continued use of the site after a change means you accept the updated Terms.
